Our Capital Works Programme
The main elements of the work include:
Kitchens, Bathrooms and Electrics
Kitchens - new kitchens are fully fitted with a choice of style and layout, including a range of floor covering, wall tiling, extractor fan and additional electrical sockets.
Bathrooms - new bathrooms are fully refurbished with an extractor fan and include a choice of wall tiling. An over bath electric shower is a cost option. In certain properties we can offer the choice of a shower room instead of a bath.
Electrics - electrical improvements include upgrades or complete re-wires, smoke alarms and heat detectors, external security lighting, additional sockets and extractor fans, as appropriate.

This leaflet tells you about what is planned when your kitchen and bathroom are due to be replaced.
Leaflet - Electrical Rewiring Scheme
This leaflet tells you about what is planned when your home is due to be rewired. This work is normally carried out at the same time as replacing the kitchen and bathroom.
Leaflet - Electrical Upgrade SchemeThis leaflet tells you what is planned when your home is due to have its electrical circuits upgraded. If the wiring in your home is in good condition we may be able to carry out an electrical upgrade rather than a full rewire to reduce the upheaval in your home. Again, this work is often carried out at the same time as replacing the kitchen and bathroom.
Central Heating Systems
Boilers and Heating controls - we replace existing systems with new, energy efficient boilers and latest technology controls to maximise heat output, and minimise running costs.
Decorative Fires - a choice of Electric Fires, or gas where available, with a matching hearth and feature surround.
Solid Fuel – we offer an option to have solid fuel systems changed to gas if this is available.
Safety - we install Carbon Monoxide alarms as part of all of our Heating installations.
Leaflet - Central Heating Upgrade SchemeThis leaflet tells you about what is planned when your central heating is to be upgraded. This work will involve replacing your old inefficient boiler or solid fuel appliance with a new more efficient one.
Windows and Doors
Windows - old wooden frames are replaced with modern double glazed units, providing much improved levels of thermal efficiency and security.
External doors – old front and rear external doors are replaced with high security feature doors including multi point, multi action locking systems to 'Secure by Design' standards.

This leaflet tells you about what is planned when the windows in your home are due to be replaced.
Brickwork Repairs
Lintels - these are checked prior to window replacement schemes and renewed as necessary.
Wall Ties - following surveys of existing walling, old Wall Ties are isolated and replaced with new remedial ties.
Brickwork Pointing - this is inspected, cut out and replaced as necessary.
Cement Render repairs - existing render is inspected and renewed and repaired as necessary.
Roof Replacements
Roofs - coverings, including broken and brittle concrete tiles, 'Nail Sickness' in slated roofs, or damaged and split felt work is replaced with new coverings.
Fittings - at the same time we replace facias, soffits, gutters and rainwater pipes with new uPVC fittings.
Insulation - we also check the level of loft insulation at the same time as undertaking roofing work, and commission 'top-up' insulation as necessary.
This work is essential in keeping your home warm and dry.
Leaflet - Roof Replacement Scheme
This leaflet tells you about what is planned when your roof is due to be replaced. If your roof is in good condition we may be able to carry out repairs instead of a roof replacement to reduce the disturbance to you.
Energy Efficency
Loft insulation - working in partnership with specialist providers, we upgrade loft insulation to the current recommended depths where necessary.
Renewable energy and alternative Technologies - various options are being investigated, including Solar Panels, Combined Heat and Power (CHP), Ground and Air source Heat Pumps and Mechanical Heat Recovery systems. These are being developed to tie in with our future home improvements programme to meet our commitment to reduce Fuel Poverty and our Carbon Footprint.

How we improve your neighbourhood
In addition to major works to improve your property, Homes for Northumberland also carries out additional work such as creating off-road parking areas, bin storage schemes, driveways and paths and measures to improve the security of your neighbourhood.
